Hi Greg, I can understand your point regarding the equity and purchasing a performing note, although being able to purchase directly from the banks and at a good price effects this.

Purchase price: $63,750 Cash invested: $13,000 This was my VERY FIRST deal.

This means you close your purchase and pray the appraisal with the proposed ADU has the value you think.

Purchase price: $640,500 Cash invested: $110,000 Sale price: $845,000 Single family fix and flip purchased from wholesaler.
