I think at this stage it is seeing the capex items pop up and kind of wash away my cash flow is where this may come up also.

@Matt Roth for mailers there are various list providers that provide different filtering options, absentee owner, by county, state, type/size/class of building etc. 

I’ve looked into tax foreclosure, mortgage foreclosure (sheriff sales) and buying properties that are listed on MLS to flip.

Websites like Zillow, Realtor.com, and Redfin provide information on property listings, rental prices, market trends, and neighborhood statistics.
