The kind of cash needed to get my down to that level is significant and could be used for OOS investments.

I will get an inspection and have the contractor go through the property more thorough for estimates.Prior to my offer, I checked public records, visited the property twice, including once with a contractor, and was conservative with the numbers.

This kind of contract could probably only be written by an owner who doesn't have their own lean against the property.

That's the kind of hustle that changes lives. 

I was wondering what everyones thoughts were with the positives and negatives on this kind of investments.

You also did not say what your type selection is, makes it kind of difficult to answer what you should do and if you have saved any money for a down payment.
