It's a mobile home park so those types of properties often take much longer times to develop into quality deals where the seller finally realizes the park he thought was worth a fortune that he's been running as their personal ATM and doesn't have any credible books for, is not going to sell for much over land value.  

I looked at a few mobile homes/ manufactured homes and noticed the lot fees are way to high to make it worth it.

I use Zillow to list my properties...they will then add it automatically to their other sites...Trulia and Hot Pads...and it's free...I set up the listing on the desktop and track it through the mobile app...they also have a rental manager app that allows you to keep track of your applicants

My original intention was to flip it, but now I'm thinking of placing a mobile home on it and selling it.

There are also a lot of used mobile homes for next to nothing. 

@Justin Ramos if you move the mobile home, you need to follow new building codes and zoning rules.

I imagine from the commercial you are thinking more residential (apartments/mobile home parks)?

I get paid to remove old mobile homes from parks when the owners realize that no one wants them and there is no value to them other than a few bucks for the steel chasis and the aluminum siding.
