Do what @Steve Vaughan mentioned I think that will take a lot of the risk and pressure to buy off the table.  

NOTE though that this may make you less appealing to the seller if there's multiple offers on the table.

You can always leave a bad review in some online location that'll hurt him - that might bring him to the bargaining table.

Unless they are bringing more than just cash to the table, I would do it myself and keep all the profits and grow from there.

@Gerald Boone you should consult with a Real Estate attorney for guidence here, but make sure you clearly define everyones role in the organization not just in terms of the money they bring to the table and how much profit they receive but consider how much involvement you'd like them to have in the deal, are they silent partners?
