hi @Alvin TaverasMortgage Broker here, i've been referring clients out to Credit Unions for their HELOCs. we have a handful of lenders that can do them, but i'm finding the juice is not worth the squeeze in the broker/ wholesale world.

If we are analyzing a turnkey property, is it reasonable to decrease the repairs and capex to like 5% each?

So now is a good time to buy if you leverage your ability to put a good amount down and close...that is attractive to sellers that are eager to get out of their property. 

Due to my personal assets, i really need to have the Loan under a newly created LLC for liability protection.
