Anyone have an attorney that they could refer me to who’s investor friendly & that understands as well as structure wholesale/assignment of contract deals in Orange County NY area?

I believe the lenders you are communicating with are not articulating this well or simply don’t want to acknowledge they are conservative and it’s easier for them to point to the amount of cash consideration you’ve invested.

I looking at MFP to start investing and wanted to see if anyone had any experience or knowledge about Chichester (Boothwyn), Sharon Hill (SE Delco) and Darby/Upper Darby. 

It will depend on the state but typically in order for a lien to be valid they will need to show a contract with the owner as well as properly name the owner in the suit.

Educate well.  

I am in PCB as well, but my CPA won't believe me writing off a trip to Panama City, Panama, for "Real Estate."
