Keep in mind also, the purpose of the post is make people realize that we often have other assets we can sell or skills we can make use of.  

I want to be involved in the real estate world and accrue money for future investments by exploring different options that are available to me.I have skills in web development and photography, and I'm currently trying to piece together a real estate / architectural photography business.I'm also considering working for a property management company for experience as well, but finding it difficult to break into that arena based on lack of experience / work history in management.  

Learning to filter the chaff is a required skill around here. 

Seriously, though, a skilled REI operator can make good money in any RE market in the US.

I opt to further my skill in remodel ,new construction and other areas. 

Like I tell all my subs: "I can do your job and keep the money if you screw it up, so don't make me prove it"My duplex is in escrow, and will net me about $75K in cash, which is all I am going to have to bring to the table, along with my skill-set, 10+ years of knowledge, and track record (albeit a short one) of 10+ cap rates in areas where everyone else gets 6.  

@Joe Gore FYI, time has value, as does the experience and skills of managing the project, putting it all together, and doing the work. 

I want to find a duplex that will be in need of some work because I will have the time and skill to fix it up. 

Is there any equity in the property you can tap.Depending on the present condition of the basement, your skill set and how much work you do yourself, to do the work to code will likely run 40-60K.  

Way too expensive for the owner... and no fun for me.Lessons learned... the criminal background check aspect of tenant screening is of vital importance, as is mandatory inspections...
