Unfortunately, the 1031 wouldn't allow you to purchase a primary residence, as according to it the exchange has to be of like kind, and thus an investment property can't be flipped into a primary residence.

They are not traditional and if you end up with an individual lender that has not done one before, there is unfortunately an unreasonably high probability they won't get it done in time.Just do a Google search of credit unions and local / regional banks in your city.
