The biggest short coming of TIC seems to be financing options. 

I find that it's very rare that a lender will actually close at this amount of leverage because they would typically be putting up a much larger amount of funds than the property would be worth at the time.Has anybody actually worked with a lender that did fund based off of the LTARV?

Typically about 20% down on each purchase you make.  

Note a condo conversion and/or coop/TIC already permitted this but financing may have more options than TIC And process may be easier than a condo conversion   Condo conversions and TIC have been done for decades/years respectively.  

Last option an attorney told me today is send some bills over and ‘move in’ for the next years, maybe rent to a friend. 

There is no third option.

Another option is cash for keys but I have never done this but others on this forum have and can probably advise further.
