Hey BP community, newish investor in Spokane WA, looking to expand my portfolio, I have 2 long term rentals now and I’ve decided to stop viewing it as a HOBBY and treat it like a business.

They want you to get your license though because your worth is significantly lower while you are not licensed because you're not allowed to communicate with other Agents about most things they might be calling the office about, nor accessing homes, nor talking to clients in anything other than a receptionist capacity.If they find you valuable once you start, they might ask you to show homes for them, or to do some of the work that they like the least.

I have stopped using those agents, and I am seeking one who can put some better properties in front of me.

The key is to screen properly, collect a deposit commensurate with the level of risk a particular tenant presents, and have tight processes in place to stop problems early.

I would caution anyone that is going to do this to stop and really evaluate the type of investor you want to be.
