Long story short, the dad passed away, the mom moved on, and my friend stayed awhile but had personal issues and had to move away.

Occupancy in A has fallen 20% (Houston and oil industry jobs getting hurt, microcosm of a bigger downturn in the U.S) while B/C occupancy stayed about the same at 92 to 93%.  

Problem is the upstairs gets super hot while the downstairs stays colder in the winter.  

I copy their  product to create my own product ..or use it as a guide.

Find a different way of establishing your risk controls proactively...and keep 30% (10% for PM must stay).
