We had a primary and secondary residence and a long term rental when we purchased a vacation property in Punta Cana in 2016 to also use as a vacation rental when we weren't there.  

We are looking to buy our first short-term rental investment property, which is 3 hours away.

If we do a long term rental lease we're worried the place will get destroyed by renters.

.- Underwrite the property to breakeven or small positive cash flow as a standalone long-term rental to a single tenant.

I feel there is some areas where insurance is short.

the returns are long term.  

As might be the case in a Flip that needs work or similar.I am assuming that it would be OK for me to do normal maintenance on a rental that I would be holding long term - such as mowing, small fix-it projects, etc..
