I Have been  working in the San Antonio market for about 3 years now and have obviously seen a shift with the Interest hikes from a seller market.

There is a sweet spot when you balance the two,  cash and LOC, and as your portfolio, your net worth and your comfort grow you can shift more towards LOC.  

Otherwise they'll shift, sink, and then the doors won't open. 

I have shifted focus though to multifamily commercial (apartment buildings primarily 10+ units, eventually hitting 50+ units, and then long term goal of buildings with 100+ units).

Once the renovated homes are sold and converted to TOHs, then we can shift our attention to the rental homes to renovate and sell those off.  

I worked oil rigs a lot during the summer while going to college, pulling double shifts every chance I got, and working as a water hauler on off shifts. 

I believe shifting your mindset will be key for you. 

We are still locked at a cheap rate for a few more years, but we're already starting to plan for the refinance in light of the huge shift in rates (which hopefully will be a little cheaper by then!).

Can one take any of them at face value or is this auctioning business the banks are doing just some way of shifting the bank's resources for some derivative or something?
