It would seem like investors would want the conference here...more "local".

The process in Texas is very straightforward and quick but as in all situations in life you don't know what you don't know. 

I realize this may seem ludicrous to most, but none of the typical apparent options are available.

I want to avoid F&F but given that I don't have a track record yet, it seems F&F will be the right way to go...

These areas seem affordable compared to where I live in dfw.

From what I have read on the BP forums on this topic it seems as if your best bet of achieving this is going through a smaller bank and not your typical larger national banks.

I have always been know to be pretty straight forward.

If we did split it four ways it would be over an acre per slice and it does seem to meet all the requirements (such as minimum lot width and road frontage etc.) for its current zoning as a four parcel set up.  

I couldn't ever seem to plan or structure a deal where hard money made since to me.
