I've been conscious about my finances since graduating from college in 2016, carefully budgeting and researching investment vehicles to ultimately reach financial independence.

No HOA, very very low crime, and schools are rated 5-7/10.Thanks everyone!

Specifics--the land is 0.5 miles from the exit 14 along I-4 and within 1 mile radius, there's a 2,500 student High school, a 900+ charter K-8 and a 1300 elementary school and behind this land is an RV Resort of at least 500 residents.   

Large home with Ann Arbor schools but in a different township (lower taxes).

The next thing you need to be successful is a good investment team.Investment TeamIf you needed surgery, you would not start medical school.

U can go into almost any mid west rust belt city today and buy any number of houses for under 100k  day one  no problem thousands of them but these are not where owner occ's will buy.. neighborhoods are too sketchy to downright dangerous  schools bad to terrible  retail closed down becomes of decades of thefts  etc etc.  

Should I go intern right out of high school or work under someone as a mentee?

California always has the specter of Prop 13 modifications, but those are populist rather than corporatist, and the revenue would sooner go to schools (etc) than banks.

There are still opportunities out there.Most important is finding a market/school that makes sense #'s wise and then going an inch wide, mile deep in that market.
