I seem to recall a trade association for home remodeling contractors that also does something similar. 

I've seen a lot of 70k-80k houses that need a full remodel but would only be around the 125k ARV. 70-80k would be all in with rehab cost in it, now those numbers might work with a light rehab but to redo a kitchen and some other big items I haven't seen those work out.Flipping that one might work out better.

In our rentals, we have (recently) started removing and replacing old interior trim if has been painted whenever we have to "touch" it for a remodel.

Of course that will vary depending if they are asking you for a down payment and who will be paying for remodel funds.
