I have read a ton of the posts on here to pick up some recommendations and advice for managing class C/D properties but always open to more wisdom from my fellow investors!

Here are the details:Lower Floor: Already functioning as a separate unit with its own meter, entrance, and bathroom, currently rented to long term tenant who would like to stay, post-sale.Main Floor: Has its own entrance with immediate access to an upstairs.

It was definitely a gamble, because I was assembling furniture up until the night before their check-in :o I only had an opportunity to advertise on FF, because it was the first place we posted and it got enough inquiries right away.

I wasnt sure what happened so i called the post office, they informed me of the details so i had my mail forwarded to a friends house in Lakewood.

Good proximity to NYC, a lot to do, and still affordable, and very few STR regulations in the area.You are basically flying blind right now if you are ready to take listings from the first post.

Maybe talk to the 2 lenders who just posted and get their opinions.

Did the original post state the property was in an LLC?!?
