HVAC and plumbing unknown. 

For contractors, I'm looking to locate reputable full service and specialty (plumbing, electrical, etc.) companies.  

The RehabPlans:    - Replace current septic tank w/2 new tanks ($12.5k)   - Add UV filter to well/raise well ($3.5k)   - Fix Plumbing in Crawlspace ($3k)   - Properly vent bathrooms through attic + new gutters ($8k)   - Coin operated w/d ($1k estimate)   - Blow insulation in attic/other handyman work ($2k)Total Rehab Estimate: $30,000 (leaves slightly less than a $10k buffer)NOTE: We received estimates for mostly all of the above listed items. 

It had rents that could cover maintenance/cap expenses (due to two heavy rebuilds done on insurance dollar including full plumbing and electrical we had less cap ex than should be expected). 

Ellie,Traditionally, homeowners and Dwelling/Fire policies for rented 1-4 families do not cover the underground service lines (Plumbing, water, sewer, electrical,... outside the foundation.Several of the carriers we write in NY are now offering the coverage.

I was able to find a property that was for sale by the seller who received the property as an estate from his father who passed away, and wants to cash out not being able to handle the renovation that needs to be done (roof, plumbing, flooring).In an attempt to make this enforceable, I was able to get discuss this with the sellers agent and the updates which is that they are in probate court to remove one of heirs as they were all under the contract. 

Still waiting von the electrician but plumber said moisture in bedroom and mold behind water heater are not from plumbing.

My PITI is going to be $1000 a month, this property has been fairly remodeled the last 4 years new water heater, updated plumbing/ electrical new flooring throughout and recently painted and a little yard work done.

If it is a building that has no plumbing, heat or power.

If you know the roof, HVAC, plumbing, electrical or interior renovations will need to be done soon you should budget for these items.
