Pricy at 2.79 sq foot but samples look good.   

That flooring looks to be very common, as I am almost positive I have seen it before, you might take a road trip to Home depot and bring a bunch of their flooring samples back to the property and see if they match. 

My challenge to anyone in CA, specifically the Bay area, is to post a link to the methodology used in the "study".

@Shweta Bharti - I can speak from the selling side of Roofstock that may provide some value (I've only listed 3 properties so not a huge sample size). 

@Steve Morris - it appears to be a biased sample.

However the larger population sampling you have the more **** ups you get.

Tenants - I have some great tenants and some bad ones, still 7 units over 2 years is not a large sample but doesn't look like anything unusual3.

Good luck proving in court a urine smell, would you bring a carpet sample?  

I'm going to look into this method using your methodology even with the higher interest rates to see if it's advantagous to me.
