I think some parents will even co-sign to be held responsible for issues - this deters unruly students because you can contact the parents.I currently rent by the room in MN but unfortunately not close enough to campus where I can command more rent but I've done ok.

@Shmuel Harris I treated it just like any other tenancy, gave them all my policies, and held everyone to them.  

Be sure if any deposits are being held that you receive a separate check for that amount at closing including the amount of interest that should have been paid all along so you can deposit that in a new account.

Your lien is held against the property "until it transfers". 

They also did the tile walls in the bathroom and a kitchen counter for me.It was a house I was selling, so I didn't get to live with the results long enough to say how well it held up over time but it seemed like quality work.

Did you have a statement of conditions signed and give them the account number and bank name where the deposit is being held?

The building is fully occupied and the longest tenant is 5 years the shortest is 1 year,  how likely is it that they have a security deposit and why would I be held responsible for the deposit if it was not given to me at closing?
