@Jeff Greenberg holds a monthly casual networking hangout for investors in Santa Monica on the 2nd Saturday of every month and a pretty good majority of the investors there are doing out-of-state stuff, so it might be a good place to go to learn more of what they are doing and be able to ask questions and such.

I'm not looking to do a 3rd lien as a cash out, I'm just looking to get more out of the LOC since the equity has increased by so much. the real crummy part about it, is that if I go with another company for the LOC and they have to have permission to re-subordinate, that would tip off the mortgage company that holds my first that it's not my primary anymore, and they could possibly want me to refinance into a different product...which I could do...but I wouldn't necessarily want to do haha

Your insurance will also be a lot lower because you're only insuring the space between the walls.The downside is that if the association is bad, then the building could be left to fall apart, and then you'll have a huge assessment for major repairs when they can no longer be ignored.

It has been very well taken care with the major nuts and bolts like the windows, roof etc being in good condition currently but it was basically treated as "if it's renting and not broke don't fix it".
