I've started reaching out to local lenders/brokers in regards to this refinance and seems the majority of them do not seem to care about the LLC.  

Now they might argue their tenants stay for many years so vacancy is almost nonexistent, but I am skeptical of this kind of thing.Is there any major metro in the country that is not a Detroit or Chicago where 10+ cap on a C level duplex or something is achievable?

You might find better cash flowing deals in other markets but managing them is a major PITA.

Overestimate ARVThat's all normal, but when you do it on a house where you know from the start that there are major foundation issues, you are setting yourself up for losing money.

I don't want to continue to show a loss but I also don't want to take a major hit come tax time. 

Request a whatever numbers the person has, ideally a rent roll, P&L for the last 2 years, a list of major upgrades.

There were some minor cosmetic things that needed to be taken care of in the empty unit and a couple of the windows outside needed to be properly capped but we could tell that all of the major things were fairly new.

At the conventional rates over the last 6 or 7 years I view the loan as almost free money; there is no cheaper source of money for the majority of people/investors.
