I say this from experience, that the oils from the body will eventually seep into the grout and I haven't found a good way of getting it all out; scrubbing lifts the top stain but it eventually just comes back through.

I tend to take the longer view and I think a lot of the metro areas are a bit overbuilt, and overbought, by out of town speculators, from the look of all the "for rent" signs I see in some areas.In the last 4 years I sold 3 Houston houses that had been built in the (high oil price) boom of the early '80s.

Make sure you get actual bills for expenses, if the seller says they don't have them, tell them they can contact their heating source supplier (gas or oil, I'm assuming) and utility providers for billing history.
