I am looking at a multi family in cincinnati and I am debating "house hacking" one of the units  while we renovate it to get better financing or just running it as a rental.

I had put significant renovations into the condo and have a great tenant in place, which is unlikely to be reflected thru sale price.

The George Lucas Museum, Coliseum & Exposition Park renovation (preparation for the Olympics), USC's continued investments in the area, LA Ram's stadium, Metro Rail development, and the fact that much the rest of Los Angeles is unaffordable, are all contributing to the development here.

Renovating but not getting the right tenants.

I own an older house that's in decent shape but needs some renovations including adding dormer to our attic (or just raise the entire roof possibly depending on expense) to facilitate a closet and more headroom creating an actual bedroom.

Wanting to trade up into larger buildings is effective all things being equal there are definitely economies of scale, and personal preferences too.

I will not be renewing their lease and will need to completly update their unit as well (its a little rough).The Plan: Once my tenants lease expires, I will Airbnb the unit I am currently living in and swap sides to renovate it.

For rehab loans FHA has 203k renovation, and there is the Fannie mae homestyle.  203k is broken down into 203k limited and full 203k. 

We're currently working on 30+ ADU projects in San Francisco, mostly in larger apartment buildings for corporate clients but we are doing a few in single family homes or duplexes too.
