Landscaping isn't a huge selling point in this part of San Diego so I focused on the fact it was a one of the few 4 bedroom homes in the area and did a really clean remodel. 

I put around $200k in remodeling and fixed the landscaping and today was the final day of everything and my agent is happy to list it soon 👍🏻.

The landscape here is interesting because we straddle the state line and renting properties on both sides have their ups and downs.  

I had a landscaper ask me my budget for the job and magically the quote was within $100.

All,I'm interested in understanding more about the apartment / multi-family investing landscape in the LA (Los Angeles) area. 

We scraped the popcorn ceilings, replaced all flooring, painted the interior, added granite countertops and a tile backsplash, replaced most of the lighting and hardware, replaced the deck, made a few minor repairs, and cleaned up the landscaping.  

There wasn't mention of landscaping in the lease.

Clean up the property, obviously, some light landscaping.
