I’m planning to update and repaint, maybe increase rent on one side to 3000-3100 while I live in another unit and replenish to legalize garage space.Monthly payment: $7033. landlord pays for water, everything else is separate.It just feels very tight in the beginning before getting ADU gets legalized. 

Their pitch is great, but I'm wondering if anyone can attest to the 50/50 split, did you feel the net profit was fair, were there any additional or increased fees tacked on at the end to take away from the net profit... and if you feel that the value you get from them is worth the investment?

That's odd to me that your agent feels like he is totally out of the transaction.

But you are right, Madison is priced quite a bit higher and has tiny bit of a west coast feel mixed into it's Midwest flavor.

@Tyriek Hull most important is getting title insurance and closing with a Warranty Deed, not a Quit Claim Deed.Only reasons to use agent:1) Leverage their knowledge and they may save you serious mistake2) Someone has to do the paperwork!
