@Rickey WileySub2 can be a mess if you do it wrong, but it can be done well.I like sub2 for a fix and flip, so I will pay off the loan fast.Buying sub2 qand selling on terms is a bad idea unless you have money and credit to re finance.Using private 1st mortgage (like IRA loans from investors) to buy, get on title and sell on a wrap, that is being done in Texas, you need a great Dodd Frank RMLO and attorney.

By nature my wife and I are financially conservative, put money into the 401k, Roth IRAs, and have a couple nice whole life policies that were started for me by family at birth, but since listening and read for the last month I feel we've definitely been missing the mark a little.

A future consideration--use Self directed IRAs and 401ks whenever possible so you don't have these issues nor the timing constraints of the 1031.

My suggestion would be to go into a Joint Venture situation, where you find someone who has the down payment in the an IRA or 401k that would be willing to put the money up and then you can find the financing.
