I ran an analysis if we were to rent each bedroom at $650 (which is competitive for this market), include all utilities, include the missing expenses from owner's log and furnish each apartment, the monthly cash flow numbers look much better.

Does the purchase include the real estate or just the business? 

So I would prefer to go in an do a wall to wall rehab including kitchen and go for the  $1395 renter who wants perfect.  

This included my first appraisal fee of $650 (also highest in the industry).

An application must be made to the Los Angeles Housing and Community Investment Department before the unit can be offered for rent or lease, which would include Airbnb.
