I don't know how much the back taxes are on the place but I would imagine they can't be close to the value.

Even without knowing any numbers its hard to imagine you're going to debt cover with 2/5 occupied. 

I would highly doubt that they have more than 1000 people working I would imagine if this is a new development it would have the latest and greatest of automation and have even fewer employees.  

As you can imagine, a bulk of the sellers are too cold to work out a fix & flip or wholesale deal with and I have been looking for a reputable broker to refer the leads to. 

Imagine a lawyer who would love it.

I would imagine Zillow and the trio will include each other whether you want it or not.

So I would imagine the current owner occupied unit would be tax deferred up to 500k and the other 2 units could be deferred to the rental unit in the 2 family.
