For example the only time I have not been able to rent the unit right away was over the christmas holiday and my tenant kept paying rent even tho he didnt live there.

That being said I offer a grace period through the 5th so I don't have to hear about any complaints about when they get paid, when they get their disability check, a holiday, a weekend, etc.

In MA a tenants possessions can be moved at that point but 48 hours notice is required and it cant be a weekend or a holiday when the court is not in session.

I was in the SF Bay Area, so we weren't under snow, but during holidays it is still hard to get units rented (Nov until Jan), but I could still rent to students coming to start winter semester at the university next door.
