That date was a goal because I knew there would be the demand over the holiday - I didn't even discount the price. 

For example the only time I have not been able to rent the unit right away was over the christmas holiday and my tenant kept paying rent even tho he didnt live there.

Holidays throw everything off, but a full week will get you what you need to test price and interest.

I do not agree with the gift card for the holidays.

She would go to Mexico on extended trips and never tell me, so I never knew if she was on holiday, or if she had died! 

That being said I offer a grace period through the 5th so I don't have to hear about any complaints about when they get paid, when they get their disability check, a holiday, a weekend, etc.  

December-January, we decorate our 8-plex with white "holiday lights", which really makes it cheery when coming home on dark winter nights.  

In MA a tenants possessions can be moved at that point but 48 hours notice is required and it cant be a weekend or a holiday when the court is not in session. 

I was in the SF Bay Area, so we weren't under snow, but during holidays it is still hard to get units rented (Nov until Jan), but I could still rent to students coming to start winter semester at the university next door.
