Harb one of the rare times I hit it right in the stock market.

Based on my study the last several months, single-family (Or small multi family, if the opportunity arose) looks like a niche I would fit best in, at least to start.We were hit hard in the recession, and are just now again at a point where we could look at investing.

Takes 30 seconds and can do it on my phone anywhere right after I get an email alerting me about the property hitting the marketThen if I get a near match then you spend the time to request the real actual numbers, take the numbers you know to be accurate (don’t always trust the sellers), and really tighten everything down exact as possible.

Our thought behind it is that we can feel out the new market area and as we build new relationships we won't have to worry about mortgage payments if we hit any bumps.

The HOA is saying they aren't responsible for relocation.Today, I just got hit with a $31k bill because my insurance denied the restoration, pack out, mitigation and storage all of my renters personal property, to get it away from the sewage while the unit is being rebuilt.

Combine this with some notes, a duplex here and there, some short term private loans to landlords maybe (factoring for their monthly rent)  and then you can hit your magic number and be diversified to a degree.Just some different ideas to throw at you for thoughts!
