I think 4.35% is pretty standard for what you're looking for, especially as interest rates are ticking upwards from the rock-bottom rates a year or two ago.

well as you know basements in CA are not all that common. like back ease were the majority of homes have basements.do the doors still work is there cracking sheet rock or do you think maybe there was and a rehabber just covered it up.foundation issues while costly can usually be fixed for a price. 

Square footage is not a very good rule.3- In this political arena that we are in  sheet rock will go up to $30 a sheet within 90 days.  2x4 will triple.Good luck

near hard rock Hotel casino (Guitar shape hotel) , 3 main schools campuses , shopping malls, 10 mins away airport and near main highways. you can't go wrong there.. ( and we are talking about, new apt units , SF, and duplexes) I know this cos that's where I live and in the past 2 years my house has appreciated 180K in equity ..
