Hi Greg, looking to purchase and hold, most likely BRRRR, I'm a GC by trader, and I'm used to handle projects out of state, I also have experience with flips here in Miami, but market is not great here now, I have a friend that leaves in Montgomery and connected me with some people there, so that why I'm hitting that way to start my out of state investments.  

Reversion or exit cap rate is simply the implied cap rate your end buyer will demand at sometime in the future.

I plan to do syndication deal as the GP in the future but not immediately.

I was in IT for 42 years :)Perhaps in 5 or 10 years that might be the case, but I don't see it at this moment or the immediate future and am not aware of any products yet.Zillow has the resources and the need.
