The one that calls the city had a car that was gutted and on blocks and i had to force him to get rid of it because the city found it while doing my bi yearly inspections.

Background: Analyzing a Fourplex, fully occupied, ROI ~8% on current NOI basis assuming 50% in costs (before forced appreciation) (could go to 10% after but not much higher) I would say D area (Low income, high crime). 1920s building and will need maintenance Low income tenants – on month to month and possibly on welfare (not sure) To date my partner and I have only invested in A or B areas and only acquired non occupied units so that we get to select tenants first hand.

You can't force a market, and just because it's close doesn't make it a winner...it may just mean you can easily drive by all the properties that you own that are losing money.By the way, we get a regular member, for almost 5 years, that comes from Bay City.

Although if the negative interest rates don't keep the economy from deleveraging employment rates might go up substantially even with these crazy labor force participation numbers.
