You also need to look at what time of year you are doing a project with the weather and what time the exterior shell would be finished for TI build outs and occupancy available for tenants to open.I am getting stuff for dark for 40 or 50 bucks a foot with minimal TI build out inside.

We finished the basement adding 1000 sqft of finished space to the house. 4 bedrooms, 2 bathrooms.

I’d give your agent the benefit of the doubt as it sounds like they’re just trying to get you a good rate from a lender they trust to get the transaction tot he finish line with no drama.

The home is a 2,350 sq. ft. 4bd 3.5 bath, 2 car garage, with a finished walkout basement, say another 800 sq. ft., complete with a full bath and an oven/range free kitchen.

I gave my work to a GC and he is delaying it for many months, he took most of the money and he does not want to finish the projects.

Or, find a home that has an unfinished basement that you can finish yourself (?)

Also, see what finishes are used in the local houses....you may over-improve or under-improve your property.The more deals you analyze, the easier this will become.  

What rent are you attempting to get and how do the finishes compare to other units on the market.
