(using the 50% rule) but you've got an older roof and all sort of aging appliances I just really have to question how the property is going to cashflow say 5-10-15 years down the road if you have to do extensive maintenance.

For instance it would appear based on very preliminary figures that Prince Georges county in Maryland might be a better area, the margins are smaller, but  it appears there are distressed properties everywhere.
