Your state law may require you to give more notice that 30 days (some are 60 or 90).You should really consider buying a book that explains the basics of managing rentals and your state law.

(Yes, is annoying and stupid and your situation is exactly the grade A example why) I would verbally communicate with the tenant and explain (in a 'nonthreatening') manner - don't use the terms like fine, fee, or "eviction" - that based on your understanding that they have not been impacted personally by COVID-19 insofar as income or ability to work that they should be able to, and you do expect them to continue to pay rent,   and while you will comply with all emergency orders, unpaid rent will continue to accrue and is expected to be repaid.

The only thing there you might have to work through is if the job rec says "based in Arizona" and you're buying a primary residence in Omaha then you might have some explaining to do or extra paperwork to get from Kiewit.

I've gotten several quotes on bigger projects from bigger names in OKC and Jason at Above All was the only plumber that explained exactly what he did and did not know from his evaluation and why he was bidding what.
