@Ted Davis I think I'm agreeing with @Cherie Orellana on the fha 203k if the property is acceptable.

Sometimes they won't show you before an agreed upon price, but it could be written in as a contingency.

Also I would suggest not to agree on the rock bottom price as we learned with potential buyer#2, that if something comes on inspection and you don’t have room the deal will fall trough.

@Jay Legaspi I think a partnership is a great idea, just make sure whatever arrangement you make is as clearly defined as possible and written out ahead of time- and everyone agrees to it.I started with single family, and I'd advise that route too.

I will have little to no money to put into the deal, but I have two friends with the cash capital who have agreed to fund the deal. 

I agree with Jessica @Mellisa Man - it appears to be a touch situation.
