@Ryan Steiner, for your first flip and really all flips, I would definitely wait until you can be at the project on a near daily basis. 

In Georgia, there is no required grace period. ie, you could charge a late fee on the 2nd.For our properties, we charge a $75 late fee on the 6th, plus an additional $10 every day after that.
