The rates come from some of the private lenders I have encountered.

If someone is offering you 100% financing it's very likely a scam.

I would never buy one for any of my personal properties because I realize it's such a scam.

A good PM will lease property faster, for more money, their tenants will stay longer and when you do encounter a repair a good PM can get the job done faster, cheaper and for less $$ than you can achieve on your own.

That said, your guy probably spent the $7,000, and couldn't afford materials without scamming someone else, but you have nothing to lose.
