As far as networking, get on 2-3 Facebook groups that focus on target areas and investment strategies of interest.

As a newbie, I would like to invest in a city I know but I understand there are easier markets to work in, especially with the trend our city is in.

It's easier to look at a situation when one is not financially tied to the property, and the others on this thread are dead accurate.

This may be easier to get them to agree to and in the process you get it sale ready.

@Guy AztaYou need to get rid of the property management company, which is easier said than done.

I think when you have one deal behind you it'll get easier.

It is also easier to just pull out a credit card instead of having to deal with cash...I know some will argue that this ease of use is dangerous due to the potential to spend money that i don't actually have...but rest assured, my social awkwardness far outweighs my urge to spend money when I do make it out of the house.  

I have been looking into investing in notes but I am a little hesitant because What is the pay structure (How much I need to pay them and how frequent) and the services that Loan Servicing companies offer Is there a certain amount of minimum loans that they will serviceIn the case of a delinquency how would I go about the foreclosure processIf you can provide any feedback on these questions of mine or provide targeted links for me to do some more personal research whether it be on BP or an external source.Thanks in advance :)
