Our plan for now is to invest in a duplex (live in one unit) in Bergen County, NJ.

I'm working on my first Lease-Option deal and I hit a wall.

I own a duplex and a fourplex, both of which I financed through conventional mortgages and with 20% down. 

Selling would be nice to pay off some debt and have the cash available to jump on a deal (looking for duplex or triplex) but can't decide if it'd be smarter to rent our house out. 

This is a duplex and I live in one unit.

I am looking to having the tenant in the other unit of my live in duplex make a payment to me via mail box.

No tearing down walls, has new roof, new HVAC, new water heater and includes stainless steel appliances!

In May, a Professional Engineer inspected the property and found a section of the basement stone walls and exterior brick wall above the basement of the house were bulging.

So I am looking to hear stories from folks that are new into the real estate market, who don't already have millions of dollars to invest to see what kind of plan they are implementing.I have considered building modular (not mobile) duplexes, because research says the cost to build per square foot is less than standard stick build.
