While it may be a waste of time to bring the pest guy in only to be told that the infestation won't go away until the animals are treated/gone, it will give you the documentation you need to issue a cure or quit.Given that frontline and other topical flea control meds for dogs are less than $40 for several months, it shouldn't be hard to abate if the tenants are willing.

I wanted 80+ units in order to afford full 3rd party management, but as a beginner with no track record, and everyone and their dog buying here in DFW, it was very difficult to find something that wasn't getting overbid (at least in my opinion?).

But then you have disclosures to the sellers about mark up and profits.Gurus though and even here on the Hallowed grounds of BP they talk about how to get started in RE and they talk about bird dogging and wholesaling and its really not legal to do..Otherwise why would there even be a RE license or a RE brokerage business at all if we could all just go about willy nilly selling properties we don't own.I for one would love to see this practice brought down and regulated.
