Inside the loop of 635 and then North Dallas to Collin county the prices probably will continue to go up on the 300K + homes, but these do not make good rentals.  

Am I now liable to go through with the purchase myself?

I wonder that myself, because what if a week goes by and my Agent finds that the MLS has yet to go to pending?

What if this means that the long term appreciation of rental property is not going to go up, like the real wages in the US for the last eighteen years?

I am about to go from the initial research/education phase of my Rehabbing career into the take action phase but want to get some feedback from the experienced folks on here. 

The downside to Stockton is that it's not as desirable area as Sacramento (obviously), so the people migrating from the Bay Area who can't afford Sacramento will be forced to pick Stockton instead.

Thus far based on browsing on loopnet.com, Tampa, Florida and Hagerstown, MA appear to have properties available that fit my budget and desired unit size (4-10 units).

Taking action is your only way to go.
