But now the rub - our mortgage guy says the banks will look at our tax docs to see what to count as income, and the mortgage on our investment property will look like a liability since we're declaring loses on it, at least for the next year or two.

We don't own any condos or townhomes in our portfolio, but having personally lived in both, they tend to attract no-maintenance types who either have busy professional/personal lives, not enough money to afford to live in a standalone home in the area, looking for included amenities (pools, tennis courts, etc), or don't want/don't know how to fix & maintain anything.

Now, this letter needs to be well constructed pointing outh everything that has transpired, his leasing it through the PHA, your acceptance of the deed in consideration of amount owed (but don't say how much, because as this goes on, your interests will increase for attoney fees and hassel factor...leave that for court if necessary).

Then in late Aug, my PM found a note stick to the door only to find out the tenants moved out already without any notices, and my PM suggested me to file a claim in Court in order to collect all the money that the tenants owed.
