I call repairs (which I didn't list above) to include service calls, inspections, replacement of old/defective smoke detectors, appliance parts/repairs, floor/carpet cleaning and repair, broken fixture replacement, rekey service(s), HVAC service calls, labor (painting, drywall repair, handyman svcs, plumbing services, etc.), tool rental, supplies/raw materials (paint, caulk, ...)

Be aware that triplexes in Philadelphia require 24/7 monitored fire alarms with wires smoke detectors and larger sprinkler system annually certified.

So it's really mostly smoke and mirrors to rely on that. 

If you really want new investors to learn you would post the real story instead of smoke and mirrors.

This woman is just blowing smoke.

The other thing that was a bigger challenge was the previous owner that lived in one unit smoked VERY heavily and that unit needed a very thorough cleaning, new carpet and new paint.
