Sometimes I can be defensive, especially when people under estimate me, not saying that you were.

However, I can do a significant update and make the right repairs with the numbers I see right now, but I cannot justify over-rehabbing when the intention is to hold as a rental and in a market where it doesn't make sense.I don't mean to sound defensive, but please tell me if I'm missing something here.

This was great because I could tell girls at parties I was going to be a rocket scientist...3 years in, switched it over to industrial engineering when it became clear to me that the aerospace industry was dependent on defense contracts and jobs were getting hard to come by. 

I would confer with their statement that some on the other side of the coin are exaggerating when they claim their structure "has been blessed by the IRS".
