Boiling down your post, you are asking the following question: "Why do so many GPs want to raise capital in $25K - $250K (sometimes up to $1M+) increments from 'unsophisticated accredited investors' instead of from institutions?"

Also, on the refinance, I would have the same question about the term of the loan.

The answer to your question will be found in your lease agreement and no one here has read it so any advice would not add tremendous value.
