Having said that, I am wondering though, would me making a loan to him (see Paragraph 2 above) circumvent the Dodd-Frank provisions because he didn't buy the home with my money (rather my money is only being used for renovation post-purchase)?

No one really talks about this but they should because a lot of people get stuck buying a new fancy home and then in 12-24 months they are under water.Again not everywhere but in a lot of places where you see a small phase of builds go up and then it’s off to another city or county.The other thing that is not talked about much is home prices if the home price is under say $200K the builder loses interest.

I don't know anything about these specific guys, but my theory for many gurus is that it's easier to find people to buy their course than it is to find and buy really low-priced houses to flip in the right neighborhoods.

Here is my situation:- I'm a W2 employee that earns north of $500k a year- My wife is a stay-at-home-spouse- I'm looking to buy ~ $1,000,000 in STR Real Estate by the end of the year (as an investment and to offset my tax bill)I'm fairly well versed in the rules surrounding using STR to offset active income.

We've done buy and builds ourselves or can do BTS's but retail medicine in general has a hard time making the debt on a ground lease work, so if you are looking to do that the medical space is likely not the user for you, but if you were looking to BTS or to sell, its a solid end user to work with.
